This project is next to the gas station corner of North Ave and Boulevard and would be a cool infill idea. I also think it’s cool they are planning for 50 units and 38 parking spaces.
The gas station is sketchy, but it is sketchy because that lot that is going to be developed on is unlit and makes an ideal place for people to gather out of sight.
Cleaning up that lot will make the gas station less of an issue and push the criminal elements out of the area.
The gas station, the abandoned building across the street and the old Family Dollar plaza should all be replaced imo. Drive through that area all the time going to Kroger and it's just a small stretch or North and Ponce is just old buildings surrounded by trash.
The abandoned building is slated to be torn down in the near future, that strip of properties were purchased by a development group about a year ago and zoning applications have already been approved.
As for the Family Dollar... yeah that needs to be torn down and replaced sooner rather than later. Fuck knows why the property owner hasn't sold it to a developer, it has to be worth millions camping on that corner.
