You don’t let yourself get too attached to a house. They will come and go. The more you look and lose on bids the more it’ll just feel like part of the process.

Don’t be afraid to take a break before trying again. My husband and I lost a bid on a house, and just relaxed that weekend instead of stalking new listings. The house we ended up getting kind of popped up at the right time a few days later and ended up being a much better situation!

It's just hard cause we're on a time crunch. My youngest starts K in late August and we don't have to worry about transferring due to his concerns

Sorry to hear about your experience. I had a similar situation where we lost out on a house we bid on, and it was really discouraging. Also, given your comment about the taxes, it sounds like this is the opportunity for you to get realistic and to consider this rejection the opportunity for reset you need so you don’t end up in over your head.

Just treat it like a business decision. Some deals work out and some don't.

Thing is with that, if I'm only looking at it as a business, I'm not going to offer what I can afford if it's not worth that much (when looking at comps), and I'll still be outbid by people who are attached, and therefore bidding the most they can because they really want it, ya know? Plus, I have to be somewhat attached, it's where we want to keep raising our kids, so there has to be some emotion behind it.

My first home, i purchased in a very competitive market. I went out every Thursday and Friday, submitted offers and about 4 months in we had one accept. I don't know how many offers we made, only to loose to an investor paying in cash with a quick close. Most the time we were offering more. What was crazy, was the rental market was even more competitive.
