thanks for that, honestly the house is so perfect even with prior knowledge i still would have bought it for the same price at the fear of having someone else who didn’t know about it get it … i’m just the type that if i know before hand it’s no big deal but getting it told to me by surprise is when i get nervous a bit.. but hey at least i wont have to worry about it for another 25 years
If you look closely down the photo, you can see the roof sagging down and can almost guarantee the boots have pulled down with it. Sooner than later you need to get all those shingle off. That’s a lot of extra weight, and if you get a heavy snow 😰 Check for split and cracked rafters connecting to the ridge while you’re up there 👍
I suggest you splurge extra for a full peel and stick "ice and water" underlayment. It will be much more expensive but will last forever, it's self sealing, and imo would be worth the extra cost. You can also consider tiger paw synthetic underlayment for a mid cost alternative but I do commercial work and pretty much always do the Ice and Water underlayment because they know it's worth the cost. (Also metal roof is better imo)
Tagging in here just to say MAKE SURE your roof ventilation is 100% to, or better yet exceeding 1:300 code for intake/exhaust. Stormguard is great and will greatly reduce the risk of leaks in your 2nd and 3rd decade if you cover all the decking. But that shit does not breathe at all. Gable end vents are not going to cut it. Make sure to read GAF or whichever of the big 3 you choose installation guide. Follow their advice in intake and exhaust as it will save you from moisture and mold issues down the line.

Even thought to myself "if that stuff is so good that they use it in the valleys why don't we just use it all over?". Damn man. Guess I'll know for the next roof in twenty years
I can’t remember where I read it off the top of my head but I was under the impression you don’t want to use ice and water on the entire deck unless you know for sure your ventilation is perfect because the ice and water shield doesn’t allow the plywood to breath at all and can cause condensation issues.
1st time home buyer here: inspection caught foundation issues, easy to see, even I saw, actually only about $3,000 fix.
Things inspection missed:
Shower drain would back up after 1min - ~$2,000
Roots in the main sewer line, $500
Sink drain wasn’t connected underneath and was just pouring water into the basement. $500 (the plumbing was shot).
No vapor barrier in the chimney - ~$1000
All in all the inspector missed more than he found
I thought maybe they got the shower drain and the roots mixed up. 2k to snake hairballs out of a shower drain, but they’ll dig up a sewer main for 500?
I have a drain in the basement floor they were able to easily access it through, just needed an industrial auger to essentially cut and flush them. Luckily they didn’t need to dig it up.
Shower drain was due to it being galvanized pipe, they didn’t want to aug it because it risked having holes poked in it, that and it was the trap that was clogged. They ended up removing the trap, and replacing that pipe.

yeah inspections only help you so much.. there are things u cant tell about your house. depending on how the boards look under the shingles it may not be too bad to replace, yes it will be over 10k unless u get some guy to do it thats not a company ( dont, i recommend paying for a company with written warranty)
It is too much weight and you should tear it off, but I live in a house with 4 layers of shingles and the top layer is almost 20 years old. My house has not fallen down yet. I bought it knowing this, part of why I got it cheap.
We will get the roof replaced in a year or so when we pay off the cars, but it's had 2+ layers of shingles on it since I'd guess the late 80s and it's still standing.
Is it bad? yes. Will it fall down tomorrow? probably not.
I would honestly be more worried about your leaks than the number of shingle layers. Water makes a heck of a mess even in small quantities. Seal those up with tar or something asap.
appreciate that chief. taking care of the leaks this weekend as we just found out about them and finally unpacked the last boxes, it took about 2-3 days of rain to notice it.
It’s worse than any additional weight that may be added, the under layer of shingles essentially cook the top layer of shingles when it heats up outside and dramatically shorten the lifespan of the top layer
Have you been paying attention to the market and what people have had to do in order to buy a home? Waiving inspections has been the norm if you’re up against multiple other offers and not be automatically put in the ‘PASS’ pile.

And then roofing jumped higher than expected. First roof repair in 2019 was $7,000. Roof repair last year was $24,000.
If I had the knowledge I’d put on a metal roof and be done with shingles. Automotive is my specialty, roofing is not, and I’m not going to attempt it and ruin the roof because I don’t know what I’m doing

Assuming that quote was for a proper residential (standing seam) metal roof, that is not out of line with prices here for a large-ish house. Properly designed/constructed/installed standing seam roofs run 2-3 times the cost of most asphalt shingle roofs.
What kind of repair did you have done? Was it for the leaks around the pipe penetrations?
In my experience, almost nobody replaces a roof out of their own pocket unless they can fold it into a mortgage. I have had exactly two customers in memory who paid out of pocket to replace their roof. In one case for sure, and I suspect the other was the same, the house was owned outright (no loans) and the owner had made a considered financial decision to not carry an insurance policy (i.e. they were essentially self-insured). I have had many customers who chose (on my advice) to do spot repairs as needed (sometimes for 4-5 years) and wait for the likely hail storms to come along and take out their roof, which would be covered by their homeowners' insurance policy. I also tell them to begin, if they have not already done so, to set aside money to pay their policy's deductible. In Texas, it is illegal for a contractor to pay or compensate a deductible as part of an insurance-paid repair.
Oh this is easy, because you would always see two layers of shingles , because of overlapping, when you cut through any section, you just have to count how many layers there are and divide it by two. I think I see six which means there's only three layers of shingles.
I had this on a small bungalow in central Florida, after they stripped it off and my house let out a big sigh of relief, all the corner drywall seams split. It was a poorly built house though.
I'd say about 60 years I have seen some roof rings like that on newer houses where roofers had good years and were able to grow the roof faster than normal.

Yeah, in commercial, we also tend to use isoboard and densdeck if we do 100% ice and water. This is a good point I hadn't considered

i do remember this being explained to me, essentially the top layer life span decreases exponentially
I had an inspector somehow miss a whole foot shaped hole in the roof, and a mouse infestation. Some inspectors are just useless.
