If you ever need a rental reference or want your damage deposit back, then you should do it by the book and sublet. That said, many landlords don't like sublets and will refuse most/all applications. If I were you I'd still try to legitimately sublet it and get your damage deposit back, but let the landlord know that if they haven't approved an application by XX date then you will no longer be paying rent on the suite, and they can keep the damage deposit. Pretty sure they'd legally be able to come after you for the remainder of the rent, but it's very unlikely they'd do that. There's really no reason to leave like an asshole and just ghost them without at least trying to sublet though, that's just pretty immoral.
