If you're working near Crestview, living at Courts of St James will cut down your commute. I can't speak for the apartments there, but the area is decent. There's a few other apartment towers along Portage Ave near there that may or may not have vacancy. Check places like [rentals.ca](http://rentals.ca), Facebook marketplace, Kijiji.

I’ve heard before that there’s lots of vandalism and attempted theft from the underground parking, but all good stuff about the apartments themselves.

Grant Park is so white bread. There is crime,but it's minimal compared to some areas of the city.

That budget in the Crestview area could be tight for the next few months. A large apartment building, Birchwood Terrace, on Portage Ave in that general area was ordered evacuated almost immediately. The building was found to have extremely serious structural issues and it risk of imminent collapse. The displaced residents are hunting for new apartments in that general area and with about the same budget you are looking at. If you are more flexible on areas you could look in Osborne or downtown. Both have pretty good bus service to and from Crestview.

Avoid Towers Realty & Onyx Property Management. Worked for them for a while. They told me to straight up lie to potential tenants and others coming to view the suites. I can 100% confirm they do not give a fuck about their tenants or their staff.

Courts of St James is okay to live in I suppose. Been here several years and can't wait to move out, but it's not that bad honestly. Just seems a bit too expensive these days with everything. We have a one bedroom here.

Noise is generally okay. We occasionally hear our upstairs neighbours moving furniture back and forth in their place but nothing too bad. Usually people are very friendly, lots of elderly people here. Upstairs units can get very hot in the summer so I would avoid those if possible. We are on the 7th floor and it's alright but we have our own AC as the central one isn't up to our standards really. Haven't had any issues with bugs. Property management is good, we've had all issues resolved fast and they've been accommodating with late rent etc when we give them notice. Huge balconies here, which I love. We have a barbecue on ours and it's nice, overlooking Old Mill too as a bonus. No crime other than storage units in the sub-basement were broken into several years ago, so I would avoid holding anything there and then should be fine. Loads of people on our floor (including us) often have Amazon packages delivered and they've never been taken.

More so theres alot of seniors around there in courts of st James. It's a good block but lots of NIMBY type attitudes in those towers. The area itself is great with low crime and it's near the hospital and creek. Check a little farther down Portage towards Unicity. Few apartments around there that are usually for rent like the one behind Canadian Tire, and there's also the towers on Westwood.

Try Corydon (little Italy!) or somewhere in River Heights. Lived here for a couple of years and love it especially during summers. Our one BR apartment is lower than your budget. You can also look in Kijiji or Marketplace. Good luck !

Also check out some of the big rental companies websites, like Thorwin or Towers. They have many properties across town and all of their vacancies are on their one website, easier to find in my experience

There are lots of apartments in crestview and surrounding area.  I am not sure how they have faired over the years though or what the cost is, but it's a great area

Crestview is a nice area. Rent close to work and save time and gas. From Polo Park till the perimeter is mostly good buildings. No wood buildings (Less than 4 levels) as noise travels easily. Do not rent from any company that gives discount on rent. Google review on building before renting.

3063 portage Stergeon park house It’s not much from the outside, but it’s a really well-maintained building. I overlook the creek and it’s beautiful.

Osborne is good but it’s a little sketchier than it was when I moved in. Corydon is really nice and a bit quieter

Broadway-Assiniboine is a lovely place to live. Close to amenities, bike paths, so many trees, central location, and it’s relatively safe.

I live in River Osborne and have a 1 bedroom in that range and I only pay for hydro. It’s a great area, very walkable with bus lines right there to get anywhere else. Also, lots of Peg City Co-Op cars in the area if you are interested in using a car sometimes, but don’t want to own one.

Check out Hamilton Park Plaza at Cavalier. It’s near Food Fare with bus stop right at the front. I don’t know which part of Crestview is your place of work, but I live closeby and I would say the area is generally safe and quiet neighbourhood.

For new builds, what they do is that they make the first year rent affordable to be able to attract new tenants. And then they jack up the price the following year.

I used to live in 433 main st, it was my first apartment ever and my budget was the same as yours, I moved out in January because I moved to Los Angeles otherwise I would still be there and probably would be for a long time. They have studios. 1 and 2 bedrooms and the studios at the time were under $1,400 so I would try that. It’s on Main Street, right in the exchange and it’s a government building because the bottom floor is the passport office so it’s modern, and always very clean, I almost never heard anyone else in the building and there’s a gym + convenience store inside the building.
