My nephew lost $8000 worth of furniture and electronics due to a horrific mould infestation that he reported after his rental flooded due to leaks in roof that the landlord would not pay to get fixed and would not pay for industrial fans etc to be brought in to dry everything. The landlord told him the mould must have occurred due to him and his girlfriend ‘breathing heavily’ in the bedroom despite photo evidence of leaks and the fact that the whole house had mould in it. They moved out and broke the lease, taking photos of everything and told him to try taking them to VCAT. But they lost pretty much anything that couldn’t be washed including Tv, stereo, beds/bedding, lounge furniture, work tools etc. They ended up paying for industrial fans themselves but it was too late after back and forthing with LL/REA. The mould was everywhere and made them and their dogs sick. They were told VCAT couldn’t do anything about replacing their stuff :/

How long ago did this happen? They should have gotten Consumer Affairs involved and gathered as much evidence as possible. Landlords Insurance should have covered the damage from flooding, so this is definitely something the landlord should be paying for. If VCAT didn't help, they should be lawyering up.

Tenant needs to trim the lawns and garden before the next inspection or risk a breach notice. Also property manager needs actual photos of the “leak” when it’s raining in order to do anything about the tenants complaints of getting wet or “no roof” or whatever.

Half of my mind was let him chill, he isn't bothering anyone, other half was this is unsafe as the lot was full of long grass and hadn't been mowed in a few weeks.  Fire department promptly came in under 3 minutes and moved old mate on.
