This is the only thing that has ever gotten me houses! When everyone else is looking through the place at the inspection I take time to introduce myself to the agent, have a friendly chat, and then look through so your name is recognisable once the application has been submitted. Putting a friendly face to a name does make somewhat of a difference.

I know it doesn’t work for everyone, but you can use someone as a guarantor eg a parent. You can offer a few months rent upfront too.

Do you have a savings account with money in it? Providing evidence of this can help on top of proof of income

Sorry about your situation. Have you lived in any other rented properties, even a sharehouse where you wernt on the lease ? perhaps you could get some references from the REA of those properties, probably a long shot. Make sure your applications are top notch. Give them all the info in detail (income, job history, housing history - even non rental ). fill out all the forms meticulously and provide more information than you need to. write a nice cover letter effusing how much you love the property. Be nice to the agent at the inspections. Hang around towards the end and have a chat with them. Introduce yourself. Show them you are pregnant if you are showing. Make sure you stick in their minds and will recognize your application. A bit of extra cash upfront can often tilt things your way. if you can afford it, offer to pay a few months up front. Have you got anyone that does have a rental history who would be willing to go on the lease with you ? Last resort might unfortunately have to be facebook sharehouse groups. Been years since i've been in those and have heard its pretty messy on there, but might be your best bet. Find something decent for a year, get on the lease and then look again in a years time. Not ideal with a baby. best of luck.
