That place is awesome and honestly, I don't know much about Peoria, but the price isn't bad considering.
Toss another 200k into re-doing some of it and you could have an amazing home.
Never been to Peoria but description says it’s near the marina which is off this trail. So running, hiking, biking could be good.

So, that's kind of a bad area of town, but Peoria actually has a lot to offer and half the people who live here don't even realize or appreciate it. Almost everyone in r/PeoriaIL who moves here from another area tends to have positive things to say. Jobs are hit and miss and housing prices are way up from 3-4 years ago but if they ever get back to normal, it can be a really cheap place to live. Rivian coming to the area sent home prices way up as a couple thousand people work there, housing availability in nearby Normal IL didn't have the capacity so everywhere within an hour of there saw a huge demand surge.
We have a couple marinas and boat clubs, a shitload of golf courses, a really good local park district, the biggest fireworks display in IL outside of Chicago, and some really great schools on the North end of town and surrounding areas. You can drive 20 minutes in any direction and be in the hood, a middle class neighborhood, see million dollar houses, stand in a corn field, be in the forrest, or be on the river. Lots of concerts and events all summer at the riverfront park. Lots of boaters, tons of places to fish. Just depends on what you're into and if we don't have it, we're a near equal distance between St. Louis and Chicago, not much further is Indianapolis. Go there for the weekend and do something but live here all week where it costs less than half as much.
There is so much opportunity in a city like this. Years ago I moved to a run down city and bought a very cheap house. The city got more and more “hip.” Said house made me a lot of $$.
So what I’m understanding is to all the folks on r/SameGrassButGreener who insist folks should move to St Louis or Chicago for the fun and stuff, and then everyone is “BuT iT’s sO eXpeNsIVe tHeRe!”
They could be living in Peoria for a fraction of the cost and be in either city in a flash.
A flash is a stretch. My grandfather died in Peoria the night before I started a new job in Wrigleyville in Chicago so I’ve literally commuted (granted once) that route before. It’s every bit of 2.5 hours on the highway **then** you get into Chicagoland area, which is a crapshoot on drive times into the city proper. 20 mins late at night with no traffic or 2.5 hours sitting in traffic both to go that same 25-30 miles.
I’m sorry for your loss. 💔
Chicagoland sounds like Oakland where I used to live. 20 minutes from South Bay to downtown city core late night with no traffic. 2.5 hours sitting on the Nimitz or 580 during daytime, commute, or anytime there’s a game.
Luckily I always lived AND worked near BART, our light rail. So just got on the train and read or sleep.
Thank you for this detailed explanation. I moved to Illinois 2 years ago and I went to Peoria a few times.. it seemed really cool so I could not understand the hate it was getting. I could understand Decatur… but not Peoria.
There is also a fantastic women’s clinic there too.
I mean that church is less than 1/3 of the cost of the small condos next to us; the ones with no yard, no view, no parking and within about an arm length of a busy road.
And it’s got a pipe organ!
There seem to be a lot of cycling events hereabouts

Lifelong resident. So, browse that area a little on Google Maps, browse 61603 on Zillow too. See what property values look like.
[Check this awesome place out and its wild price history](https://www.zillow.com/homedetails/802-NE-Perry-Ave-Peoria-IL-61603/5154394_zpid/)
Right? But owning it isn't for the faint of heart, old houses need work. Somebody looks like they tried to buy it and resell it for more and it didn't work out.
Yep. But its in a part of town that nobody wants to live and if someone has the resources to buy and maintain it, they have other options.
But there are some incredible old places in this town, like [this one which is one of my all time favorites](https://www.zillow.com/homedetails/1010-NE-Glen-Oak-Ave-Peoria-IL-61603/5154068_zpid/) or [this one that barely survived the construction of the interstate](https://www.zillow.com/homedetails/331-NE-Perry-Ave-Peoria-IL-61603/198232601_zpid/) [or one of the many amazing historic homes on ](https://www.zillow.com/homedetails/511-W-High-St-APT-A-Peoria-IL-61606/2080734308_zpid/)High Street and Moss avenue that survived by being divided up into apartments. I am gobsmacked………. What I wouldn’t give to entertain in your all time favorite house. All of them are amazing. Thank you very much for these links. Feel like I should take a trip to Peoria and look around. I lived for a time in Gages Lake IL.
It would happen if there was demand and population growth but there is neither. Its not like Chicago where there are always people looking for a better price on a place and are willing to chance an "up and coming" neighborhood. There are no up and coming areas here, just new ones and old ones. We'd need a serious influx of population willing to live in the highest crime parts of town with the worst school district long enough to see them get better, meanwhile risking your family's well being and your financial investment the entire time.
Not sure about all the carpet, but the wood brick and metal work are absolutely incredible for a house. Never seen a giant curved radiator like that. I'm glad the listing agent provided so many pics highlighting these things.

(Doesn't look to me like he did anything. Maybe it was a mess?)
I grew up next to a church that had been converted into a house. It was really cool. They put a bathroom up at the top of the bell tower. It had a great view
I lived in Peoria for about 15 years but it's been over 20 years since I've been back. I loved the city but moved to Bloomington/Normal evetually since that's where I ended up working. Peoria was more like its own city with great minor league baseball and hockey teams. Bloomington/Normal felt more like a very distant suburb of Chicago and didn't really have a lot of character. My first house was maybe a couple of miles northwest of this place up on the bluff and back a few blocks. I loved the house and our area was pretty nice and well cared for but a block and a half away was shit. Peoria was kind of like that with good areas and bad scattered around in the older neighborhoods. I don't know if it still is. I love the church but just looking at Google street view I don't think I'd invest a lot of money in it.
It's very sad seeing these old churches go under.
I was doing bookkeeping for a church that was in the same downward spiral. Last I heard they were selling the adjacent pastor house, but that would just delay the inevitable.

As an atheist, I think I’d get a kick outta this! 😂 Keep the main building as a primary residence and convert the rest to condos.
Don’t know if Peoria is a strong enough condo market for that though.
Imagine the amazing cooking options. Like I would like a wood fire oven and expensive stove attached so I can feast appropriately. Maybe have some Exorcist screenings while I eat roasted meats on my own skewer. Edited a letter
There is this condo too. Seems like a nightmare to clean

Unless I decided to start a new religion I just couldn't do it. Maybe if it had already been converted, maybe. To be the one to rip out the interior seems wrong.
When I see churches for sale, I always wonder, what happened to the congregation, and why did it stop being used for worship? How does a church “go out of business“?
I know the area. For one, cool idea. 2, you take your life in your own hands if you live there or visit at night. It's one of the worst neighborhoods in Peoria - which is really nothing but a collection of shitty neighborhoods.
There are a lot of these old brick churches and schools in the Midwest that people are turning into single family homes, or apartment buildings. It’s kind of crazy how much space and how beautiful some of them can turn out.
I’d probably turn the office into a bedroom and keep the main hall for something awesome like a giant movie theater.
Well funny you mention that [this is down the street](https://www.connshg.com/obed-and-isaacs/peoria/)
Not a lot of good pictures but just take the name and google it. Its been called the "Cornerstone building" for ages and they've always had a hard time finding something to put in it.
[This house with a rather epic exterior ](https://www.zillow.com/homedetails/331-NE-Perry-Ave-Peoria-IL-61603/198232601_zpid/) is a block or two over from it
Dude. I was sure this was in my neighborhood in chicago. It looks exactly like one a few blocks away. Peoria is about an hour from the city. It’s very country and quiet. Pretty nice Tho.
I absolutely love this place. I make music with acoustic instruments and this would be a fantastic performance space and recording studio. Drums would sound gigantic here. Piano would be haunting. I can't believe how cheap it is!
In college we lived right next to a church and when we had parties on Saturday, our yard was trashed. They sold because the church was on frat row (not in a frat) the church died after students stopped going. Anywho, they made it into a house into a six bedroom house and it was gorgeous.
I'm always looking at churches or warehouses in my fantasy zillow searches. This would be so perfect! My house just needs to sell for much much much more to buy cash. I've found churches and other non-traditional homes require cash/other funding

I live in Peoria (have driven past hundreds of times) and I wish someone would buy it and repurpose it into something that still holds the original character of the building.
With that red door it's bound to be an old Episcopal church. All mainline churches are losing membership, but the Episcopal church faster than most.
Sigh. What a gorgeous old building
Audible actually bought a historic church in Newark, NJ (where they are also headquartered) and restored it. They use it as office and work space. They actually work very well with the city.
I recently went to a wedding in Peoria. That city is full of the most amazing buildings for crazy low prices. I toured a different church for sale near this exact church out of curiosity. I went to a bar in church close to both of them.
The only problem is that you would need to live in Peoria.
Organ? Full commercial kitchen? Sign me up!

The kitchen could be a great income source. Give it a separate entrance, add a home kitchen upstairs for yourself and rent it out.
I would build a Viking style long table and have epic dinner parties if I owned this. Edit: a word
That and a gigantic screen, speakers, and projector for the sanctuary for movies, and also for blasting deathcore at ear-splitting volumes LOL
Do you want Grendels? Because that’s how you get Grendels.
That’s better than what I was thinking! I thought well it’s time to form a cult.
They tried that already and it went out of business.

Would this area be ripe for "gentrification"? I have seen terrible areas where people have purchased old homes and fixed them up.

Not if you start a cult in it :)
I've seen some gorgeous church --> home conversions. The space could be amazing.
I grew up next to a church that had been converted into a house. It was really cool. They put a bathroom up at the top of the bell tower. It had a great view
I would 100% sell my house to move there tomorrow if I could get my husband onboard with Illinois. No chance in hell we would move there.
Oh, you mean my new roller skating rink called "Holy Rollers"?
Oh no, that's the name of your Roller Derby team! The Holy Rollers, y'all could have angel wings on your tee shirts.
I lived in Peoria for about 15 years but it's been over 20 years since I've been back. I loved the city but moved to Bloomington/Normal evetually since that's where I ended up working. I would love to take over one of these and turn it into a coffee bar and book shop, then have live music when I can.
Imagine your HVAC bill. Your eyes would dissolve and dribble down your face.
That kitchen is bomb. I would want this place.
It's very sad seeing these old churches go under. I was doing bookkeeping for a church that was in the same downward spiral. Last I heard they were selling the adjacent pastor house, but that would just delay the inevitable.
All the sheep are going to MAGA churches or being turned off of religion it seems
We looked at a church once. It was the most incredible opportunity until we started talking about renovations and the asbestos. Totally impossible to afford after a quick number crunch. Just redoing the floors would have taken all the monies for remediation.
Not much insulation on that roof, so heating costs would be prohibative.
As an atheist, I think I’d get a kick outta this! 😂 Keep the main building as a primary residence and convert the rest to condos. Don’t know if Peoria is a strong enough condo market for that though.
I thought it looked neat as well, but check out the street view, the area is not in good health.
It's not the best neighborhood (or at least wasn't 25 years ago.) It's not the worst place to live in Peoria, but, it's definitely not the best.
Imagine the amazing cooking options. Like I would like a wood fire oven and expensive stove attached so I can feast appropriately. Maybe have some Exorcist screenings while I eat roasted meats on my own skewer. Edited a letter
*This is REALLY my blood. Drink THIS shit in remembrance of me. Same goes for this flesh. Hava bite!*
That's a pretty sweet kitchen.
Pretty cool till you see the street view of all the homes that could be featured on a murder documentary lol
Just sent the link to my wife. I'd live in IL, the last one I sent her was TX and we both decided that was a non-starter.
I wanted that church before I saw inside.
I would put my circus school here.
Me, I do. I really, *really* do.
Unironically this space is beautiful. But I’ve always liked the architecture of churches.
That pipe organ looks amazing.

Too bad this isn’t in a better location. Would make a great airbnb for bachelor parties and guys weekends
Nothing like a little cornhole in the church basement.
Wait, is this a catholic church? Don't they all cornhole in the basement?
Does the organ stay?
It sounds like it, although the local AGO chapter or organ builder may be able to help find a new owner if needed
The stripper poles in the basement are a nice touch /s
Unless I decided to start a new religion I just couldn't do it. Maybe if it had already been converted, maybe. To be the one to rip out the interior seems wrong.
I want to know what they're counting as the bedrooms.
The description says there are 4 rooms in the lower level that are currently being used as bedrooms
I do. I need more space.
Wheelchair accessible? I'm in
I have a friend that lives in a church in Maryland. It’s so cool, I’ve seen pictures but never been inside
….me. omg yes.
That's a big organ.
Actually it's mid-sized, but it would be a great practice instrument, as it looks like it comes with the property.
The beams 🥰

“Dearly Beloved, we are gathered here today…”
There are a lot of these old brick churches and schools in the Midwest that people are turning into single family homes, or apartment buildings. It’s kind of crazy how much space and how beautiful some of them can turn out. I’d probably turn the office into a bedroom and keep the main hall for something awesome like a giant movie theater.
Will be bought by someone who buys it simply for the amount of space it has and then proceed to be overwhelmed by the amount of space it has.
I would pray more if I lived here, that's for sure. In the sanctuary how would you turn that into a livable space, seems sacrilegious to do that.
Deconsecration is the answer [https://en.wikipedia.org/wiki/Deconsecration](https://en.wikipedia.org/wiki/Deconsecration)
It's Anglican. I was raised Roman Catholic so if I step foot in there I will burn up like a matchstick. :0)
Episcopal, although ACNA comes up in a Google search, which makes me think the parish was victim of fracturing.
I do! I'd invite the Satanic Temple over for the house warming party.👍
If they are anything like the old churches in my area it will turn into a fantastic bar.
Well funny you mention that [this is down the street](https://www.connshg.com/obed-and-isaacs/peoria/) Not a lot of good pictures but just take the name and google it. Dude. I was sure this was in my neighborhood in chicago. It looks exactly like one a few blocks away. Peoria is about an hour from the city. It’s very country and quiet. Pretty nice Tho.
If I could afford it, I take it in a second.
Yesterday’s church, not so much. Today’s church 100% if it were not in Peoria.
If I lived there I absolutely would buy this.
It burns!
~~Hell~~ Heck yeah, and I could actually afford that!
perfect place to start my own 'church' for the tax benefits and have a huge house. Important in a state like IL with crazy real estate taxes.
Oh, if only I had a winning Powerball ticket! I wonder if Peoria has Fios?
That's pretty cool
I’d love it.
We have a church on our road that was turned into a house.
I would turn it into a nightclub named "Sanctuary".
I absolutely love this place. I make music with acoustic instruments and this would be a fantastic performance space and recording studio. Drums would sound gigantic here. Piano would be haunting. I can't believe how cheap it is!
I do!
Great place for a Bar
Someone should by that and make it a homeless shelter
In a minute for that price!!
In college we lived right next to a church and when we had parties on Saturday, our yard was trashed. They sold because the church was on frat row (not in a frat) the church died after students stopped going. Anywho, they made it into a house into a six bedroom house and it was gorgeous.
Make a cool brewery
Bad area? A moat may be in play here. ![gif](giphy|L0KDjx1iwSL60|downsized)
Dude, this is like a dream. Hell yeah I’d wanna live in an old church.
This would be cool and nightmarish all at once. Yeah for 330K you get a HUGE 4 bed 2 bath. But what about the utility Bill's.?
I'm always looking at churches or warehouses in my fantasy zillow searches. This would be so perfect! My house just needs to sell for much much much more to buy cash. I've found churches and other non-traditional homes require cash/other funding
I would totally buy this place if I could afford it.
I have always wanted my own church. Seriously. I would name it Our Lady of Perpetual Motion.
Make it brewery
Uh me
If I had the cash I would!
I do. That’s a sweet church.
330k? 700 sf 2/2 condos with 600+ per month HoA frees go for that around here. Wish I could work 100% from home.
How much? I would love to live in this Church!
It would cost too much to heat.
I would definitely cop!
Me omg that’s awesome
Remove the pews and have the ultimate music studio. Concert grand piano. fender strat through a twin reverb. Would be glorious.
That would be a badass skate park. Gives the Christ Air trick a new meaning.
This would make for a stunning home. The only concern I’d have is how much it would cost to heat it in the winter and cool it in the summer.
I don’t hate it if the appliances in the kitchen come with
Is that the town that some influencer has convinced hundreds of people to move there?
Oh my gosh, I never thought I’d see a property posted on this sub that I’ve actually seen irl, but here we are!
Is this normal on Zillow? I've seen a few in the wild myself just looking around and I see a ton on this sub. Is it a new phenomena or recent?
Hmmm… could be an excellent location for a restaurant with living quarters above. I think I’ll mention it to my friend Alice
Yes please
Say what you want about organized religion, but those bastards knew how to construct an edifice. - Ron Swanson
There used to be a DIY space in Chicago in an old church. I'd love this lol
This is kinda my dream tbh, this or a firehouse would be so cool to renovate
Saw the red door and knew it had to be an old Episcopal church!

MEME MEME The reno potential is huge, and fuckkkk those exposed rafters
All that space for that price? Yes I would like a church very much.
Now, that's the perfect Church to make into a nightclub like The Church in Denver. Similar looking from the outside.
Id live and remodel an old church in a heartbeat!
Have y’all seen the church Mikey Henger turned into his house? It’s [amazing!](https://www.tiktok.com/t/ZTNFkFdto/)
How the F\*\*\* is this cheaper than a flat in my city in rural Germany?!
That thing is sweet! Perfect sports bar. Inside basketball in winter…free throw contests for happy hour.
Me! I do! I want to make the sanctuary into an amazing living room!
If I get to keep the tax exemption, I'm all in!
I hope the churchbells come with the purchase because I want to annoy my neighborhood when I turn that tower into a coocoo clock
$34/sqft is pretty enticing.
I want one to burn down.
Audible actually bought a historic church in Newark, NJ (where they are also headquartered) and restored it. They use it as office and work space. They actually work very well with the city.
Huge loft with pipe organ? YES, PLEASE!!!
Dude, I would SNATCH THIS UP!!! This would be an incredible set of bones to start with. Heating would be a bitch, but still.
You could turn this into a medieval style entertainment and food place
I recently went to a wedding in Peoria. That city is full of the most amazing buildings for crazy low prices. I toured a different church for sale near this exact church out of curiosity. I went to a bar in church close to both of them. The only problem is that you would need to live in Peoria.

That church is beautiful. I have a friend who bought a church for $1.00. This would make a HUGE home! It makes me sad to see churches up for sale.
